Order a signed council cost report for each residential DA you lodge. Same price, same turnaround, and a tax invoice every time.

A quick introduction from our founder

Meet Pavlo. See how CouncilQS works.

The report, the fixed price and how to order, explained in under a minute.

How ordering works

Built for practices that lodge often

  • One order for each DA

Each application gets its own order and its own signed report. The report names the applicant and the council, so it sits cleanly with that application.

  • A tax invoice every time

Every order comes with a tax invoice that shows the GST. Pay it yourself, or have your client pay at checkout.

  • Your orders page

Sign in with the email you order with. Your orders page lists each report with its reference, site address and download link.

  • The same every time

The same form, the same price of A$999 inc GST and the same turnaround, within 24 hours. No quote to wait for.

Why sign it out

An independent signature on the figure

Between A$100,000 and A$3 million, the state lets a registered architect or an accredited building designer prepare the estimate.

Councils set their own requirements on top of that, and some ask for a registered quantity surveyor well below A$3 million. A few set their own form and their own credential as well, so read the council's own cost report form before you order. What an independent quantity surveyor's signature gives you is a figure at arm's length from the design team.

What seven NSW councils ask for, council by council

What we need for each order

  • The DA plan set as you will lodge it
  • The Statement of Environmental Effects and the BASIX certificate
  • Lot and DP, zoning and the council
  • The applicant’s legal name, as it appears on the application
  • When your client expects building to start
Questions

Ordering across councils

Which councils accept it?

The report follows Planning Circular PS 25-004 and the AIQS practice standard. That is the method the state sets for every NSW consent authority.

For residential work under A$3 million, the circular describes accepting an estimate prepared this way as best practice for councils.

Each council also sets its own requirements, and some ask for a quantity surveyor well below A$3 million. Check your council before you lodge. A council can still ask about any figure, and when it does we answer with the working.

Can I order for a job outside NSW?

Yes. The price and the turnaround are the same.

The report is prepared to the NSW estimated development cost framework, Planning Circular PS 25-004 and the AIQS practice standard. Councils outside NSW set their own requirements, so check what yours asks for before you order. Tell us the state and the purpose when you order.
